PROPERTY MANAGER


The Property Manager is responsible for performing all duties and functions required for the efficient operation of designated properties in a cost-effective manner. DUTIES AND RESPONSIBILITIES

  • Work during normal business hours and be available for after-hour emergencies if necessary.
  • Respond to phone calls and emails in a timely manner.
  • Monitor property to ensure company policies and procedures are followed to maintain standards for safety, quality, and overall company and tenant satisfaction.
  • Schedule showings and meet prospective tenants to show properties, explain terms of occupancy and provide information about the local area.
  • Inspect property regularly to ensure that it is well maintained.
  • Guarantee collection of rents and other money due to the property and take necessary action to ensure collection of such funds.
  • Initiate evictions procedures when necessary.
  • Investigate complaints, disturbances and violations and engage in problem-solving activities to come to equitable resolutions for all parties involved.
  • Help to facilitate maintenance and construction projects according to company policies and procedures.
  • Ensure the property records (leases, work orders, etc.) are accurately maintained.
  • Process all move-in and move-out paperwork in a timely and thorough fashion.
  • Responsible for arranging vendors/staff to complete turnovers for vacant apartments.
  • Help in making decisions and determining inventory purchase for both the properties and maintenance supplies, equipment, and/or furniture.
  • Responsible for keeping expenses within budget by communicating with Operations Manager to adhere to set policies.
  • Act as liaison to tenants and owners.
  • Make marketing recommendations and maintain accurate data on current marketing sources to achieve 100% occupancy.
  • Evaluation of staff members and general feedback regarding vendors.
  • Perform all other duties as assigned and those that may be necessary to achieve company and departmental goals.
